There is no denying that mold can be a massive nightmare and a significant problem. To start with, mold can be quite difficult to detect and identify. On top of that, mold can be quite costly to get rid. Moreover, the list of medical complications that could emerge as a result of mold is quite long. Obviously, this could be a major issue for your leaseholders. You must also keep in perspective that according to the law, it is the landlord’s obligation to ensure that the rental property is free from any issues that pose potential health risks. As such it is extremely crucial to quickly identify mold and rapidly rectify the situation. Here is our basic guide for dealing with mold.

What is mold?

For the purposes of this article, we will view mold as a growth of minute fungi. Primarily mold thrives in warm, poorly ventilated and moist conditions.

Health implications

Breathing in mold could be quite detrimental to your health. When you inhale the mold spores this can lead to inflamed airways. Thereby resulting in nasal congestion, throat irritation, as well as coughing. In instances where exposure has been prolonged, mold can result in diminished lung function and chronic health problems.

Signs of mold

Early detection of mold is very important to safeguard your tenant’s health. However, in some cases identifying mold can be quite difficult. Mold needs moisture and dampness to thrive, as such focus on such areas to identify the existence of mold. Here are a few signs to identify mold before it develops into much more serious.

1. Dark-colored spots

Any dark-colored spots on surfaces exposed to moisture could be mold. Surfaces to keep an eye on include walls, ceilings, carpets, and fabrics.

2. Musty smells

In some instances, mold manifests in the form of a pungent, pestiferous and musty odor. Where mold is not visible, an odd odor can lead you to the source of the mold.

3. Health issues

Sometimes you can confirm the existence of mold through health issues that begin to manifest. Symptoms may include eye irritations, sore throat, shortness of breath, or hay-fever-like issues.

Removing mold

For health reasons, any form of mold has to be removed with the greatest urgency. Depending on the extent of the mold removing it can be fairly easy, especially if it is a small space. Firstly, you must rectify the source of the moisture. Fix and leaks immediately, if you neglect to fix the source of the moisture then the mold will repopulate. Seal off the affected space to prevent the spread of the mold. Then you must remove all infected and affected material. Remember to wear protective clothing. Use a wire brush to thoroughly scrub and clean all moldy non-porous surfaces. Afterwards you can use a softer brush, as well as bleach and water to finish off the cleaning. Allow the area to completely dry up and allow for sufficient ventilation. Usually, the aforementioned tips should do the trick.  Alternatively, if you’re not sure what to do then it is best to engage a professional firm to remove the mold.

Prevention

The most important step to take when it comes to preventing the growth of mold is to get rid of moisture. Any leaks or water damage issues must be attended to with great haste. Adequately ventilating rooms and spaces is also another important measure to prevent mold. As a property owner or manager, it is crucial that you carry out regular inspections as a preventative mechanism. This will surely allow you to avoid any possible issues.
