What is a floor plan?

A floor plan is a drawing to scale that shows the shape, size and arrangement of rooms in a building from an aerial view. It shows the correlation between rooms, spaces and other physical features of each level of a building. Dimensions are also drawn between the walls to specify room sizes and wall lengths.

Floor plan guidelines

There are strict guidelines on property measurements and these include:

  • The property must be capable of being measured.
  • The measurement must be objectively verifiable.
  • The measurements and calculations must be clearly documented and the following stated: (i) the method of measurements, (ii) the unit of measurement, (iii) the measurement tolerance, (iv) the date of the measurement.
  • The service provider should state the degree of tolerance, as a percentage of the area measurement reported, to reflect the maximum potential for inaccuracy.

A floor plan is a crucial instrument to help buyers visualise how the space could potentially work for them. Creation of floor plans

Floor plans are created using laser measurements. Using accurate laser measurements of each room they create a detailed ‘to scale’ floor plan. These plans will feature room dimensions and total property size. Some floor plans show the homes footprint on the block.

Types of floor plans

There are a few different types of floor plans that can be drawn up.  It’s a good idea to talk to your agent about which one they think would be best for your property.

  • The most basic plans are simply drawn in black and white.
  • However you can also get coloured options.
  • Alternatively you can get ones that include textured finishes such as decking or tiling.
  • Furniture can be added to any plan to give buyers an idea of potential furniture placements.

Tips to get a great floor plan

The perfect floor plan is by no means an easy task to accomplish. Needs are dynamic and how we interact with our space changes. A competent agent will help ensure your floor plan is the best it can be. However here are 6 features that go into making a great sales tool:

  1. Always include dimensions and measurements so buyers can get an accurate idea of the property and its scale.
  2. Always show which way North is a this helps buyers understand the orientation of the property.
  3. Use simple plans, not council or building plans as these are complicated and can confuse buyers.
  4. If selling a house, adding a site plan can be a good idea as it shows how a house fits into the block.
  5. Consider using full colour plans as they are more eye catching.
  6. Ensure your plans include the windows and doors, their location and size as this helps buyers work out where furniture can go.
